2 months.  Seriously.  It shouldn't take this long.  All the others we've done have been under 30 days. 

And it's not like we're scraping by trying to squeeze every penny out here either.  This is a no brainer, perfect credit, more than enough equity for collateral, plenty of cash on hand if there's a housing bubble popping, etc. 

Starting to see why people do this out of pocket, despite the protection a construction loan provides.

I understand. It really shouldn't be this hard. We sold my MIL's house to her granddaughter. It takes them 3 weeks to make a decision, and then they deny because they can't find paperwork you submitted a month ago. Then you start over.

Well, I guess it's the pendulum swung the other way from "NO MONEY DOWN!" too easy era.

Not final, we're meeting with the designer again next week, but a decent idea the direction we're going with the remodel.

Nice kitchen.  Really like the lighting choices you have.

Might want to reconsider that upper all by itself next to the sink.  Leaving it out would help the light enter the rest of the home from that window and make the space feel bigger.

Also, consider more oversized drawers instead of big open box cabinets with shelves for pots and pans.  Of course, it costs more, but I know I prefer the drawers.

The hex shaped backsplash tile is very in trend right now.  If you are worried about getting a dated look, changing that to a square tile (same colors even) will help it last longer (for style and looks only, mind you, as they should function for a couple hundred years if they are good tile to begin with).  Just remember that golden harvest or avocado fridge you had growing up and how that would look in the kitchen now a days.  Also, think now about grout color.  With unstained wood cabinets (I am a fan of the unstained maple), and the grey flooring, and the other colors you have, you really should look at a sample with both a neutral light grey and with a dark charcoal color to compare and contrast.

I am assuming that door next to the fridge goes to the garage, or exterior as you have a detached garage, right?  If so, and if you have it in the budget, I would move it over 8-16" from the wall.  That corner basically is a mud room, and if you move it over you can put in a hall tree, or a shelf with a bowl for keys, a bench, or whatever.  It won't be as pretty, but it will add a lot to functionality and organization.

GK, I need to edit my overall drawing so I can post it for you, but can't at the moment.  Here's a poor scan of the overall. 

The door/corner leaving the kitchen goes into "The Fish Room".  There's a barely visible dotted line running down the center of the kitchen, everything to the right of that line is new construction.  I don't love the corner there, but it kinda has to stay unless we tear into the other half of the house as well. 

There's a glass sliding door just to the left of that upper cabinet you can't see, so lighting shouldn't be an issue in the rest of the area, but I see the point.  I'll run it by the boss, this was just a first draft of the cabinetry.  Right now we have so little space, and a lot of cooking items spill into "the craft room".  We're more than doubling our cabinet space, but it's hard to know just how much we're going to need.  (though if it's there, we'll probably fill it)

I'm actually asking for different lighting options for near the cook top, because I need function over form over there, and some spot lights will do that better.  The ones in that first draft are fine for over the island. 

The cabinets are stained the dark...whatever brown color (colorblind)...I'm not sure why the unstained piece is in the design pdf, I think it was just to note the wood type. 



There's a bunch of oversized drawers under the cooking range, I have a better pic of that side without the bar in the way, but ironically I CAN'T pull that one from here, but could do the PDF. 


Basement has been modded some from this drawing, but gives you a better idea where the new construction is.  (And the Halloween workshop!)



Edit:  Cabinets are the "Nutmeg" color.  My contribution to all the color scheming is the bronze fixtures and the countertop.

If I design the shop outside a simple whatever I can find, expect a whole lotta dark.

You will definitely want to review the grout on the backboard then.

I am getting the idea of how the home is expanding.  Looks good.

One thing you might want to consider - I am insisting on it for the designs we are getting for my new home - is external stairs into the basement with a "kansas storm door" type covering.  Our new basement won't be finished right a way, but I will likely have a lot of stuff stored down there along with future plans for a shop / studio down there - and having external access will make life so much easier.
